Commercial Real Estate

Start with the portfolio decision—not page 83 of the lease.

For lease administrators, property accountants, and asset operations teams.

See the lease, the amendments, and the rent roll in one record — and everything they disagree about — before you owe anyone an answer about a date, a charge, or a renewal.

Works with

leases · amendments · rent rolls · estoppels · notices

Where the time goes

The hard part is finding the complete picture.

Lease in one folder, amendments in another, rent roll in a spreadsheet that never says which clause moved the number.

One tenant question about a renewal date, and the afternoon goes into page references, notice addresses, and margin notes from someone who has since left.

Critical dates and insurance certificates lapse quietly. You find out after the option window has closed.

What reviewers see

One prepared review—not another packet to decode.

Tenant, premises, term dates, notice address, and the rent schedule — filed to one property record with the source attached.

Two sources disagree. Nothing has been decided.

In the example packet: the rent roll says the expansion started July 1, the signed amendment says August 1, and the current insurance certificate is not in the packet at all.

What Alembic handles

Move preparation out of the review queue.

01

Alembic reads the whole packet — master lease, amendments, estoppels, notices, rent roll — and files each term against its property and tenant.

02

Rent-roll values sit beside the clause they came from, so a discrepancy is a line you open, not a search you run.

03

A missing document stays missing. An expired certificate never quietly becomes a current one.

The accuracy question

We show you where we are unsure.

What this means for your team

The question is never whether extraction is perfect. It is whether you can see where it is unsure. Where a term traces back to a page, that page opens beside it. Where it does not, the record says so instead of guessing. Uncertain, missing, and conflicting values keep that state all the way through review — they are never smoothed into an answer that only looks finished.

  • The extracted value and its source page, one click apart, wherever a reliable match exists.
  • A conflict stays a conflict until a person resolves it. Approving a record never buries it.
  • No score to interpret. Every value is prepared, open, or decided by someone with a name.

Before you build a business case

Measure your own preparation work first

How to calculate your own baseline

Packets per month, minutes actually spent preparing each one, loaded hourly cost of the people doing it. That is your current cost of preparation, and it is usually larger than anyone expects.

Set it against the review effort you expect to keep, and put software and setup cost in the same view. Illustrative, not guaranteed: this is a capacity scenario, not a promised savings rate.

Where the line sits

What stays human

  • Alembic does not decide which lease language controls, or whether a charge is recoverable. Your lease, legal, and accounting roles do.
  • Source evidence is not available for every value or file. Uncited and conflicting facts stay visible rather than resolved for you.
  • Handoffs into a property system are adapters you configure. CSV, REST API, and signed webhooks are the supported primitives.

Commercial Real Estate workflow questions

Does Alembic decide which amendment controls?

No. It puts the documents, the extracted terms, the differences, and the available source evidence in front of you. Your lease, legal, accounting, or asset role decides what controls.

Can it compare a lease with a rent roll?

Yes — you set the fields, the identities, and the comparison rules your portfolio uses. Differences come back as review items, not as legal or accounting conclusions.

Does this replace our property system?

No. Alembic prepares the record and hands it off over CSV, API, webhook, or a customer-configured adapter. Your system of record stays your system of record.

How should we estimate the value?

Start with your own packet volume, the minutes actually spent preparing each one, and your loaded labor cost. Then pick the review effort you expect to keep, and keep software and setup cost in the picture.
